Q: How many changes can I make to your floorplans?

A: Because we truly are custom homebuilders, you can make as many changes as you want. Whether you want to add square footage, move some walls, or just make the kitchen a little bit bigger, let us know. We can do it.

Q: Will you come out and evaluate my future home site to make sure that it is right for my new home?

A: Of course! Once we build a quote for your new home, we will be happy to schedule a time to walk your lot with you, free of charge. We know from experience that this is the best way to make sure your home is positioned on your lot to fit your life perfectly. We will take this opportunity to address any concerns you have and answer any questions about your lot before we actually start to building. This is how we make the process as carefree as possible.

Q: Is there any cost or obligation for a price quote on my new home?

A: Not at all. We start with a meeting to discuss what you want and need in a new home. This is your chance to figure out how much you can feasibly invest. Our price quote will list every item affecting cost, so there won’t be any surprises later.

Q: Will Cook Residential prepare my site for me?

A: We actually have an in-house grading company that handles all site preparations for you. Because every lot is different, we will estimate how much it will cost to get your site ready for your home when we do your lot walk, then we do all the work required.

Q: Will you help me choose all the features for my new home such as flooring, fixtures, and roofing materials?

A: Of course. This is one of the most exciting times in the planning stages. We have a Design Studio that helps you to make all your choices. We’ve eliminated the need to run around town trying to pick out fixtures by bringing it all together in this experience. Our customers really enjoy the selection process.

Q: What advantages do your homes have over existing homes on the market?

A: Most importantly, you don’t have to compromise. Every existing home on the market is going to have some feature that just doesn’t fit the image your have in mind. With your custom Cook Residential home, every inch of the house is built to be just the way you want it. Q:Can you help me find land if I don’t already own it?

Q: Do you have in-house financing?

A: We work with a preferred lender who will be happy to discuss your goals and answer all questions.

Q: What’s included in the base price?

A: Our purchasing team has put together an optimal selection of pre-arranged features. The design team will sit down with you to discuss these, since they vary by community.

Q: Do I have to use one of your house plans?

A: While we have found that it is ideal to start our conversation with one of our house plans, it’s just that—a start. All of our plans are completely customizable, so the end result is sure to be the new home you’ve been dreaming of.

Q: How long does the entire process take?

A: The building process for your dream home can vary according to the size and location of your new home. Most projects typically take between five and seven months, from start to finish.

Q: What type of land do you build on?

A: Since we are an on-your-lot builder, we can build on any type of land! You have complete control over location, whether that means a rural area, the family farm, a lake lot, or subdivision space.
