Choosing the Floor Plan
Cook Residential provides a core line up of 10 basic home plans in our Cook Communities that range in size from 1,800 to 3,200 square feet. All our plans feature master suite areas that highlight the sanctuary that this space is meant to be for the homeowner. These rooms feature space to relax and master bath options that include garden tubs and huge walk in closets. Our kitchens provide featured spaces that are designed to delight your inner chef or entertain your closest friends. In addition, all our plans have outdoor living features that can be enhanced to take your lifestyle outside.
We offer two traditional single story ranch plans in our line up — The Sinclair and The Kimberly. Our Sinclair plan is perfect for newlyweds, singles, or those downsizing with over 1800 ft of living space located on a single floor. The 3 bedroom/ 2 bath layout gives you space to move but without the hassle of upkeeping more room than you need. The Kimberly plan offers the same single story layout but with the more square footage to host guests and entertain friends.
We have several two-story plans that fit numerous needs for those who need more space. Our Oconee, Lanier, Lucy, Denise, Appleton Chase, and Shelly plans provide both master up and master on main options to accommodate your family’s lifestyles and stage of life. Ranging from 3 to 5 Bedrooms and 2 to 3.5 bathrooms, these plans allow for you to look at the needs of your family today and in the future.
We also offer a few plans that are in between! Our Ferdinand and Gramercy floorplans provide most the living space on the first floor and then have second-floor spaces above the garage to provide an additional bonus or bedroom options for those who are looking for a single floor lifestyle with the option of upstairs space.

Structural options provide you the opportunity to keep the same square footage but select the areas under the roof that work best for your family’s needs. Many of our plans offer options to convert a standard media room into an additional bedroom space. Our bonus areas can have added closets to help make them fit your lifestyle. Things as simple as adding a cover to the back patio can transform one of our floorplans from basic to specifically designed with you in mind! Need a basement? Now Dress It Up
Each of our new home sales consultants is ready to work with you on hand picking your final selections for your new home. In each of our Cook Communities, we have on-site options that allow you to decide between exterior color schemes, interior color schemes, cabinet colors, granite countertops options, and flooring choices. Our consultants are also available to help you with pricing to “upgrade” your selections beyond our standard no cost options when you want to take your home to the next level. We offer upgrades on flooring choices, lighting packages, cabinets fixtures, and plumbing hardware throughout your home for an additional price. Once this selection list is ready to go- we go to work on making your selections come to life.
Signed and Sealed… and Delivered
Once we add the selections to your contract and collect any funds for upgraded items (if applicable) then our production team starts the process of permitting, grading, and construction of your home. We know that you can’t wait to finally walk through the door with moving boxes in hand and we strive to get you there soon as possible. Each county and each season provide its own steps in the process — so rest assured we are working on your home from the time the ink dries even if you don’t see anything being graded. We want to ensure you are compliance with all parties involved: the county, the inspectors, the building code, and your community from day 1!
