Cook Residential is seeking a New Home Consultant with construction knowledge and excellent customer service skills. This person should be knowledgeable and have experience related to the construction industry, as well as experience working with customers and assisting them with the selection process.

The New Home Consultant will be responsible for meeting with homebuyers in our brand new, state of the art Design Studio. They will assist homebuyers as they make their selections and must be knowledgeable about all of the options and features that we offer. They will also be responsible for passing those selections on to the appropriate party once they have been finalized so that start sheets can be generated.

Responsibilities:
  • Demonstrate the features and benefits of Cook Residential to potential buyers.
  • Determine buyer needs and wants.
  • Qualify prospective buyers.
  • Initiate and close sales.
  • Monitor the contract and financing processes.
  • Maintain relationship with buyers through the construction of their home.
  • Network for new customers through outreach programs, referrals and effective follow through.
Education and Experience:
  • High school degree or GED.
  • 2+ years’ experience preferred
  • Ability to maintain effective working relationships with customers, contracted agencies and workers, other employees and supervisory personnel.
  • Experience in homebuilding industry preferred
  • Excellent communication skills
  • Proficient in Microsoft word

We are seeking a Sales Agent with above-average construction knowledge and the ability to help our customers select their dream home. To be successful in this role, you will need a desire to help people and a good understanding of home design and the construction process.

The on-site Sales Agent is responsible for the conversion of leads/prospects to customers, generating referrals, and building strategic customer and realtor relationships to maximize revenue for the organization by creating a professional, positive customer experience. The Sales Agent will interact introduce customers to our homes and give them information regarding our home plans, lot selections, and other aspects of the home building process. They will also work with buyers throughout the homebuilding process to help troubleshoot any issues that may arise at any stage of the building process.

Responsibilities:
  • Provide financial information and analytical data to the potential buyer or seller.
  • Visit and show several sites and explain features of homes.
  • Discuss costs of maintaining residence and possible renovations with client.
  • Determine best method of purchase and review financials.
  • Show property that will be utilized for residential purposes only.
  • Seek out acquisition targets and grow book of leads.
  • Facilitate acquisition transactions.
  • Handle transactions.
  • Ensure all paperwork is properly filled out.
  • Follow up with legal department to ensure purchase is legal and binding.
  • Create and cultivate relationships with buyers and sellers for future purchases and transactions.
  • Ensure a property is updated and ready for sale.
  • Place properties for sale.
  • Have all properties inspected thoroughly and identify possible repairs.
  • Act as an intermediary in negotiations between buyers and sellers over property prices and settlement details, and during the closing of sales.
  • Compare properties with similar properties to determine fair market price.
  • Adjust price if necessary.
  • Work with loan officers, attorneys, and agencies to complete purchase.
  • Arrange for financing.
Education and Experience:

The Assistant Superintendent’s responsibilities include assisting the Superintendent with the daily supervision of field related construction activities for one or a small number of locally grouped commercial, institutional or industrial construction projects.
Responsibilities include assisting with directing craft personnel and subcontractors; scheduling work activities; overseeing individual projects to assure compliance with the scope and quality as established by the contract documents; enforcement of site cleanliness, safety, health, and substance abuse programs; proactively anticipating and solving problems that could delay construction; promoting and instilling Cook Residential values into the workforce; managing the permit and inspection process, physically inspecting projects to monitor progress and compliance with project standards; maintaining QC/QA files and updating as-built drawings; attending and conducting regularly scheduled progress meetings.

Responsibilities
  • Ensuring that all projects are performed in accordance with contractual and quality standards
  • Scheduling and directing the daily work activities and taking necessary action to ensure that the project objectives of cleanliness, safety, price, schedule, quality and process are met
  • Maintaining daily paperwork, such as timecards, field reports, schedule updates and e-mail correspondence to keep all involved parties informed of important issues.
  • Implementing incremental project schedules that make sure upcoming events are on track and are being proactively attended to
  • Promoting and maintaining a culture that values safety, health and cleanliness
  • Conducting and/or attending pre-construction, progress and other project and staff meetings
  • Participating in training and other forms of continuous improvement initiatives
Minimum Requirements
  • A.S. degree in construction management or similar or five years of direct experience
  • Minimum five years of experience in the construction industry with a residential general contractor
  • Experience in managing a direct hire workforce and subcontractors

To be successful in this role, you must have significant knowledge and experience in the construction process.
The Warranty Representative is an integral part of the homeowner’s satisfaction process. The individual in this position will ensure that homeowner warranty issues are addressed in an efficient and timely manner. This will include communicating with the homeowner and superintendent to ensure that all work being done is covered by warranty, as well as follow-up after any warranty issues are fixed to ensure that there are no further repairs needed.

Responsibilities:
  • Complete assigned warranty service requests within the guidelines of company policy
  • Follow up on all warranty requests to vendors/contractors to ensure prompt service to the customer
  • Evaluate all customer complaints and report solutions
  • Keep the customer care system up-to-date and accurate
  • Recommend changes that will improve processes
  • Monitor and respond to email and voice mail messages daily
  • Perform punchout work prior to quality inspection
  • Interact with all levels of management in a professional manner
Education and Experience:
  • High school degree or GED.
